Should I keep my old house to let it out?

Noor and Justin want to buy a new home together. The question is: can they keep Justin’s old home and let it out, or would it be wiser to sell it?

The story of {names}

Our offer had been accepted. So what next?

We were about to buy a house together. Our offer had been accepted and we wanted some guidance on applying for a mortgage.

Justin still had a mortgage on his previous house, which we wanted to transfer over. We were also considering keeping that property if possible.

As Justin had previously applied for a mortgage through Tom and that experience had been positive, we asked Tom once again to guide us through the purchase process.

Can we keep the old property to let out?

We were unsure whether we could keep the old property to let out. We wanted to know what our monthly costs would be and what the sensible thing to do was regarding the mortgage repayments after selling the old property.

Tom clearly outlined the various scenarios, enabling us to make a choice that felt right for us.

The overview he created and the different scenarios he laid out were particularly helpful.

We were able to focus on the move

Tom gave clear advice on what the monthly costs would be and what we could finance ourselves. He arranged the application with the bank and the valuations, and ensured everything was sorted in good time.

Thanks to Tom and Chéline, we were able to focus entirely on our move and the sale of our old house, without having to worry about the mortgage application for the new property.

Our decision? To sell the old house after all

In the end, we decided to sell our old house and use the proceeds to pay off the new mortgage.

"We are very pleased with the guidance, the overview and the advice Tom has given us. We are thoroughly enjoying our new home and are happy with the financial decisions we have made. That gives us peace of mind."

Have you made up your mind about your financial decision yet?

Book a free consultation. Just a good chat about your situation.

How much does an initial consultation cost?

The first consultation is, of course, free of charge. We’ll discuss your situation, plans and any questions you may have, and see how we can help you. We’ll then explain what the next steps are, and any costs that may be involved. That way, you’ll know exactly where you stand from the outset.

Are you really independent?

Yes. We are not tied to any one bank or insurer, and we do not work on commission. We are familiar with all the providers, their costs and their terms and conditions. We’ll look at which provider best suits your situation.

What do I need to prepare?

Think about what you’d like to discuss and what plans or questions you have. A rough overview of your income, fixed expenses and any mortgage will help us get started, but it isn’t essential for the first meeting.

Would you like specific advice during the first meeting? If so, it would be helpful if you could bring your payslip, a statement of your savings, a list of your loans, etc., or send them to us in advance.
If you’d like, we can set up your account on the client portal in advance so you can upload documents. Please let us know when you book your appointment, and we’ll create an account for you.

Can I come here as an expat too?

Yes. Even if you’re an expat, we can help you with your mortgage and other financial queries. We’ll look at how your income and circumstances factor in and which options are best suited to your situation. We have extensive experience in this area. The consultation can be in Dutch, English or Polish.

Do I need to pop into the office?

You’re welcome to visit our office on the Slinge in Rotterdam. Of course, you can also book an online appointment. Whichever suits you best. You’ll receive the same personalised attention and clear explanations.

We’re open Monday to Friday from 9.00 am to 5.00 pm and on Thursday evenings by appointment.

I’m an entrepreneur – can I come to you for help?

Yes, of course. As an entrepreneur, your annual income can vary. We’ll look at your personal and business circumstances and find out which mortgage options are best suited to your situation. You can also come to us with any questions you may have about your pension, insurance and financial future.
