Buying a house as an entrepreneur
Can you get a mortgage as a self-employed person? It’s often perfectly possible. However, your income is assessed differently to that of someone in paid employment.
Can I get a mortgage as a self-employed person?
Entrepreneurs are often told that getting a mortgage is difficult. This is rarely because their income is too low, but usually because it needs to be substantiated differently from that of someone in paid employment. When assessing your mortgage application, lenders will check whether you can sustainably meet the repayments. However, even if you’ve been self-employed for less than three years, there are sometimes options available.
Properly substantiating your income as a self-employed person
We know which documents lenders want to see and how best to present your figures. This makes it clear what is actually possible.
Got your eye on a property?
As a self-employed person, you’d rather not find out how a lender assesses your income only when you apply for a mortgage. Make an appointment. We’ll work out in advance what income can be taken into account for your mortgage and what that means for your options.
This way, you can search with a clear focus and know exactly where you stand before making an offer.
FAQ on buying a house as an entrepreneur
What figures do I need to apply for a mortgage as a self-employed person?
The documents required depend on your business and the lender. These might include annual accounts, income tax returns and up-to-date financial figures. We can advise you in advance on what information is required in your particular situation, and which lender is best suited to your circumstances.
Should I pay myself a lower salary to keep more money in my business?
Not without first looking at the bigger picture. What may seem financially attractive for your business could affect your personal income and, consequently, your mortgage options. Conversely, you don’t want to financially undermine your business just to buy a bigger house.
That’s why we look at what works for you personally whilst remaining sustainable for your business.
Do I need to have been self-employed for three years to get a mortgage?
Even if you have been self-employed for less than three years, you may still be eligible for a mortgage. How your income is assessed varies depending on your individual circumstances and the lender. Your financial figures, previous work experience and the prospects for your business may all play a part in this. Please make an appointment so that we can advise you properly.
Be confident in your choice.

Book a free consultation. Just a good chat about your situation.
How much does an initial consultation cost?
The first consultation is, of course, free of charge. We’ll discuss your situation, plans and any questions you may have, and see how we can help you. We’ll then explain what the next steps are, and any costs that may be involved. That way, you’ll know exactly where you stand from the outset.
Are you really independent?
Yes. We are not tied to any one bank or insurer, and we do not work on commission. We are familiar with all the providers, their costs and their terms and conditions. We’ll look at which provider best suits your situation.
What do I need to prepare?
Think about what you’d like to discuss and what plans or questions you have. A rough overview of your income, fixed expenses and any mortgage will help us get started, but it isn’t essential for the first meeting.
Would you like specific advice during the first meeting? If so, it would be helpful if you could bring your payslip, a statement of your savings, a list of your loans, etc., or send them to us in advance.
If you’d like, we can set up your account on the client portal in advance so you can upload documents. Please let us know when you book your appointment, and we’ll create an account for you.
Can I come here as an expat too?
Yes. Even if you’re an expat, we can help you with your mortgage and other financial queries. We’ll look at how your income and circumstances factor in and which options are best suited to your situation. We have extensive experience in this area. The consultation can be in Dutch, English or Polish.
Do I need to pop into the office?
You’re welcome to visit our office on the Slinge in Rotterdam. Of course, you can also book an online appointment. Whichever suits you best. You’ll receive the same personalised attention and clear explanations.
We’re open Monday to Friday from 9.00 am to 5.00 pm and on Thursday evenings by appointment.
I’m an entrepreneur – can I come to you for help?
