Student debt and mortgages
Help, I’ve got student debt! And I want to buy a house...
How much can I borrow for a mortgage if I have student debt?
When calculating your maximum mortgage, the monthly repayment on your student loan is taken into account. As a result, you can usually borrow less than if you didn’t have a student loan.
The size of the difference depends on your student loan debt, the repayment rules that apply to you, your income and your wider financial situation.
What factors affect your mortgage?
- the amount of your student debt;
- your monthly repayment;
- the repayment rules that apply to you;
- your income and any other financial commitments;
- how much of a mortgage you can get with that;
- what monthly repayments you’re comfortable with.
This way, you’ll know in advance the price range you can look at, and you won’t be faced with any surprises when you apply for a mortgage.
Would you like to know what you can afford to buy whilst still paying off your student loan?
Don’t let your student debt be a reason to conclude on your own that buying a home isn’t feasible. Make an appointment. We’ll work out what’s possible in your situation and what you can afford to spend on housing.
FAQ on student debt and mortgages
Should I pay off my student loan first before buying a house?
Making extra repayments can affect your mortgage options, but it also means using money that you might need for the purchase of your home or as a financial buffer. We can work out exactly what making extra repayments will actually achieve in your situation.
Do I need to disclose my student loan debt when applying for a mortgage?
Yes. Your student loan debt is a financial obligation and must be taken into account when determining how much you can safely borrow. This ensures that your mortgage is calculated based on your actual financial situation.
With a student loan, will I still have enough money left over for fun things?
Your student loan and your mortgage both have to be paid from the same income every month. That’s why we don’t just look at the maximum amount you can borrow, but also at your total monthly outgoings. Owning your own home is great, but you don’t want to end up just sitting on the sofa at home afterwards.
Be confident in your choice.

Book a free consultation. Just a good chat about your situation.
How much does an initial consultation cost?
The first consultation is, of course, free of charge. We’ll discuss your situation, plans and any questions you may have, and see how we can help you. We’ll then explain what the next steps are, and any costs that may be involved. That way, you’ll know exactly where you stand from the outset.
Are you really independent?
Yes. We are not tied to any one bank or insurer, and we do not work on commission. We are familiar with all the providers, their costs and their terms and conditions. We’ll look at which provider best suits your situation.
What do I need to prepare?
Think about what you’d like to discuss and what plans or questions you have. A rough overview of your income, fixed expenses and any mortgage will help us get started, but it isn’t essential for the first meeting.
Would you like specific advice during the first meeting? If so, it would be helpful if you could bring your payslip, a statement of your savings, a list of your loans, etc., or send them to us in advance.
If you’d like, we can set up your account on the client portal in advance so you can upload documents. Please let us know when you book your appointment, and we’ll create an account for you.
Can I come here as an expat too?
Yes. Even if you’re an expat, we can help you with your mortgage and other financial queries. We’ll look at how your income and circumstances factor in and which options are best suited to your situation. We have extensive experience in this area. The consultation can be in Dutch, English or Polish.
Do I need to pop into the office?

We’re open Monday to Friday from 9.00 am to 5.00 pm and on Thursday evenings by appointment.
I’m an entrepreneur – can I come to you for help?
