Buying a house as an expat
Buying a home in the Netherlands: we’ll guide you through the process. Select your language from the menu.
As an expat, can I buy a house in the Netherlands?
Yes, in many cases, as an expat, you can buy a property and take out a mortgage in the Netherlands. Your options depend, amongst other things, on your income, employment contract, residence status and how long you have been living or working in the Netherlands. This requires further explanation to lenders.
The right mortgage lender for expats
Not every mortgage provider assesses an expat in the same way. We know which providers suit your situation and compare the options, so that you not only know how much you can borrow, but also where you’ll find the best deals.
Step by step, in your own language.
A mortgage involves a lot of money and important decisions. So it’s important that everything is 100 per cent clear, and it can be reassuring to have this in your own language. Consultations can be in English, Polish, Turkish or simply in Dutch. Book an appointment. We’ll explain the whole process step by step and ensure your application is properly substantiated.
FAQ on buying a house as an expat
Can I get a mortgage if I’m on a fixed-term contract?
This is possible in many situations. A permanent contract is not always necessary to get a mortgage. Your options depend, amongst other things, on your employment contract, income and personal circumstances.
Can income from abroad be taken into account for my mortgage?
That is possible, but income from abroad may be assessed differently from income earned in the Netherlands. Factors such as the currency in which you are paid, as well as the source and stability of the income, may play a role. That is why we assess in advance which income can be taken into account for your mortgage.
What insurance do I need as an expat who owns their own home?
If you own a home in the Netherlands, you’ll need to deal with insurance policies that may differ from those in your home country. These include building insurance, contents insurance and, where applicable, life insurance. Zuidstad Financial Planning provides clarity and a clear overview.
Be confident in your choice.

Book a free consultation. Just a good chat about your situation.
How much does an initial consultation cost?
The first consultation is, of course, free of charge. We’ll discuss your situation, plans and any questions you may have, and see how we can help you. We’ll then explain what the next steps are, and any costs that may be involved. That way, you’ll know exactly where you stand from the outset.
Are you really independent?
Yes. We are not tied to any one bank or insurer, and we do not work on commission. We are familiar with all the providers, their costs and their terms and conditions. We’ll look at which provider best suits your situation.
What do I need to prepare?
Think about what you’d like to discuss and what plans or questions you have. A rough overview of your income, fixed expenses and any mortgage will help us get started, but it isn’t essential for the first meeting.
Would you like specific advice during the first meeting? If so, it would be helpful if you could bring your payslip, a statement of your savings, a list of your loans, etc., or send them to us in advance.
If you’d like, we can set up your account on the client portal in advance so you can upload documents. Please let us know when you book your appointment, and we’ll create an account for you.
Can I come here as an expat too?
Yes. Even if you’re an expat, we can help you with your mortgage and other financial queries. We’ll look at how your income and circumstances factor in and which options are best suited to your situation. We have extensive experience in this area. The consultation can be in Dutch, English or Polish.
Do I need to pop into the office?
You’re welcome to visit our office on the Slinge in Rotterdam. Of course, you can also book an online appointment. Whichever suits you best. You’ll receive the same personalised attention and clear explanations.
We’re open Monday to Friday from 9.00 am to 5.00 pm and on Thursday evenings by appointment.
I’m an entrepreneur – can I come to you for help?
