Buying a second home
Buying a second home – whether for your own use, for your children, as a holiday home or to let out – requires a tailored approach.
How can I finance a second home?
Financing a second home works differently from financing the home you live in yourself. Lenders set different conditions and assess your income and your plans for the property differently. How much of your own money will you need, and what impact will a second home have on your financial situation?
What to look out for with a second home
- What is the purpose of the second home?
- Mortgage interest is not tax-deductible
- The implications for tax and assets
- Are you using the equity from your first home?
We’ve created a special information page for holiday homes to help you prepare as effectively as possible.
What will you use the second home for?
Do you want to let the property, use it as a holiday home or make it available to your child? This makes a difference to the options, conditions and costs. We’ll outline the various options and work out what they mean for your situation. Make an appointment with Zuidstad.
FAQ on buying a second home
Can I use the equity in my current home to buy a second home?
This is possible in some situations. For example, you could look into whether you can increase the mortgage on your current home and use some of the equity to fund the purchase. Whether this is possible and advisable depends on your income, the value of your home, your current mortgage and your plans.
Can I buy a property for my child?
Yes, there are various ways in which you can help your child with housing. For example, you could buy a property yourself, give them money as a gift, or lend them money towards the purchase. The financial and tax implications vary depending on the option chosen. That is why it is important to consider in advance which arrangement is best suited to your situation.
What do I need to prepare?
You don’t need to prepare anything for the first meeting. It’s helpful to have a rough idea of your income and any savings you might have; we’ll go through the rest together.
Be confident in your choice.

Book a free consultation. Just a good chat about your situation.
How much does an initial consultation cost?
The first consultation is, of course, free of charge. We’ll discuss your situation, plans and any questions you may have, and see how we can help you. We’ll then explain what the next steps are, and any costs that may be involved. That way, you’ll know exactly where you stand from the outset.
Are you really independent?
Yes. We are not tied to any one bank or insurer, and we do not work on commission. We are familiar with all the providers, their costs and their terms and conditions. We’ll look at which provider best suits your situation.
What do I need to prepare?
Think about what you’d like to discuss and what plans or questions you have. A rough overview of your income, fixed expenses and any mortgage will help us get started, but it isn’t essential for the first meeting.
Would you like specific advice during the first meeting? If so, it would be helpful if you could bring your payslip, a statement of your savings, a list of your loans, etc., or send them to us in advance.
If you’d like, we can set up your account on the client portal in advance so you can upload documents. Please let us know when you book your appointment, and we’ll create an account for you.
Can I come here as an expat too?
Yes. Even if you’re an expat, we can help you with your mortgage and other financial queries. We’ll look at how your income and circumstances factor in and which options are best suited to your situation. We have extensive experience in this area. The consultation can be in Dutch, English or Polish.
Do I need to pop into the office?

We’re open Monday to Friday from 9.00 am to 5.00 pm and on Thursday evenings by appointment.
I’m an entrepreneur – can I come to you for help?
