Buying a new-build property
Financing for a new-build property works differently to that for an existing property. We’ll walk you through it.
How does a mortgage work when you buy a new-build property?
Buying a new-build property requires different preparations to buying an existing home. You’ll face different costs, payment schedules and, often, a period during which your current housing costs and the costs of your new home run concurrently. It’s therefore helpful to know in advance what to expect.
With new-build properties, you usually take out a mortgage before your home is ready. The land and construction are paid for in different phases. Part of your mortgage is therefore paid into a building deposit account, from which the costs during construction are paid.
Financing that keeps pace with the build
We ensure that your financing keeps pace with the construction. In doing so, we look together at:
- which costs arise and when;
- the purchase price and any additional work;
- interest rates during construction;
- the period during which you’ll still have housing costs for your current home
That way, you’ll know exactly what to expect from the outset and can keep track of everything throughout the build.
Thinking of buying a new-build home?
With new-build properties, you need to plan well ahead. Your home might not be completed for another year or two. That’s why we look not only at how much you can borrow now, but also at the costs during construction and after completion. This way, you’ll know in advance how much financial leeway you have for your home, additional work and the other things that matter to you. Book an appointment now.
FAQ on buying a new-build property
When do I start paying my mortgage on a new-build property?
Your mortgage usually starts before your new home is completed. During construction, payments are made in instalments from the building fund. As a result, your monthly costs may change whilst the property is being built. Especially if you’re also paying rent or a mortgage on your current home, it’s important to discuss this period with us in advance.
That extension, luxury kitchen and bathroom: is it all possible?
Perhaps. With new-build properties, the costs of additional work can quickly mount up. An extension, a different kitchen, a luxury bathroom or extra electrical work: before you know it, a substantial amount will be added to the purchase price. That’s precisely why we don’t just look at how much mortgage you can get, but also at what you’ll need for additional work, fitting out the property and how you can still enjoy life afterwards. If you know where you stand, you can make informed choices about what you do – or don’t – spend your money on.
How can I stop all my savings from being spent on my new house?
You don’t necessarily have to pay all the costs associated with a new-build home out of your savings. For example, some of the additional work can be included in the mortgage or paid for from the building deposit. Other costs, however, you will have to pay for yourself.
By deciding in advance what you can finance and where you’ll need to use your own money, you’ll have a much clearer idea of how much your savings will actually be needed for the move. That way, you won’t keep running into unexpected financial surprises during the build.
Be confident in your choice.

How much does an initial consultation cost?
The first consultation is, of course, free of charge. We’ll discuss your situation, plans and any questions you may have, and see how we can help you. We’ll then explain what the next steps are, and any costs that may be involved. That way, you’ll know exactly where you stand from the outset.
Are you really independent?
Yes. We are not tied to any one bank or insurer, and we do not work on commission. We are familiar with all the providers, their costs and their terms and conditions. We’ll look at which provider best suits your situation.
What do I need to prepare?
Think about what you’d like to discuss and what plans or questions you have. A rough overview of your income, fixed expenses and any mortgage will help us get started, but it isn’t essential for the first meeting.
Would you like specific advice during the first meeting? If so, it would be helpful if you could bring your payslip, a statement of your savings, a list of your loans, etc., or send them to us in advance.
If you’d like, we can set up your account on the client portal in advance so you can upload documents. Please let us know when you book your appointment, and we’ll create an account for you.
