Buying another house
Moving to your next home: what are your options, and what should you do about your current mortgage?
How much can I borrow if I want to buy my next home?
Ready for your next home? Your options depend on more than just your income. The value of your current home, your existing mortgage and, consequently, any equity you may have also play a part.
Should you sell first or buy first?
We’ll compare the options and work through the scenarios, so you can make a decision based on figures rather than gut feeling.
Carrying over your current mortgage
We’ll also check whether your existing mortgage can be carried over in full or in part. This helps you avoid any surprises during a move, which is already stressful enough.

FAQ on buying another house
Can I carry over my current mortgage interest rate to my new home?
Many mortgages include a relocation scheme that allows you to carry over the interest rate terms of your current mortgage. Whether this is possible, and for what amount, depends on the terms and conditions set by your mortgage lender. This can make a significant difference to your new monthly repayments, particularly if your current interest rate is low.
What happens to the equity in my current home?
If you sell your current home for more than the outstanding mortgage on it, you will have equity. This can play an important role in financing your next home. How you use this equity will also have implications for your new mortgage and, possibly, for your mortgage interest relief.
Can I use my equity to buy a new car?
That’s possible, but whether it’s wise is another matter. If you release equity by increasing your mortgage, you’re borrowing money with your home as security. For a car, which actually depreciates in value, this could mean you’ll be paying for it for years to come.
We therefore look not only at whether it’s possible, but also at what it costs and whether it fits in with your financial plans.
Be confident in your choice.

Have you made up your mind about your financial decision yet?
Book a free consultation. Just a good chat about your situation.
How much does an initial consultation cost?
The first consultation is, of course, free of charge. We’ll discuss your situation, plans and any questions you may have, and see how we can help you. We’ll then explain what the next steps are, and any costs that may be involved. That way, you’ll know exactly where you stand from the outset.
Are you really independent?
Yes. We are not tied to any one bank or insurer, and we do not work on commission. We are familiar with all the providers, their costs and their terms and conditions. We’ll look at which provider best suits your situation.
What do I need to prepare?
Think about what you’d like to discuss and what plans or questions you have. A rough overview of your income, fixed expenses and any mortgage will help us get started, but it isn’t essential for the first meeting.
Would you like specific advice during the first meeting? If so, it would be helpful if you could bring your payslip, a statement of your savings, a list of your loans, etc., or send them to us in advance.
If you’d like, we can set up your account on the client portal in advance so you can upload documents. Please let us know when you book your appointment, and we’ll create an account for you.
Can I come here as an expat too?
Yes. Even if you’re an expat, we can help you with your mortgage and other financial queries. We’ll look at how your income and circumstances factor in and which options are best suited to your situation. We have extensive experience in this area. The consultation can be in Dutch, English or Polish.
