5 Smart Questions to Ask During Your Mortgage Consultation
For many people, taking out a mortgage is one of the biggest financial decisions of their lives. Whether you’re a first-time buyer, looking to move to a bigger home or wanting to refinance your current mortgage, sound advice is essential. A meeting with a mortgage adviser will help you gain clarity on your options, monthly repayments and future plans. But what are the smart questions to ask during such a meeting? Zuidstad Financiële Planning has listed five important questions for you.
1. Which type of mortgage best suits my situation?
There are two different types of mortgage: the annuity mortgage and the linear mortgage. Each type has advantages and disadvantages that depend on your income, future plans and risk appetite. By asking which type of mortgage suits you best, you’ll gain an understanding of the options that match your personal situation.
2. What is the maximum amount I can borrow, and also: how much is sensible?
Many people want to know what their maximum borrowing limit is. However, this amount isn’t always the same as what it’s sensible to borrow. A good mortgage adviser looks not only at the figures, but also at your lifestyle, family plans and financial buffer. This helps you avoid getting into financial difficulties and ensures you have room for other important expenses.
3. What are the total costs of the mortgage?
Taking out a mortgage involves more costs than just the interest. These include solicitor’s fees, valuation costs, advisory and brokerage fees, and any insurance premiums. By mapping these out properly in advance, you’ll know exactly where you stand. This prevents any surprises later on and gives you a realistic picture of your monthly and one-off costs.
In the Netherlands, there are three types of mortgage: annuity, linear and interest-only. We’ll explain the differences to you.
4. How flexible is my mortgage?
Life changes, and so does your financial situation. You might want to make accelerated repayments later on, renovate your home or temporarily reduce your monthly payments. An important question is therefore how flexible the mortgage is. Can you make additional repayments without incurring a penalty? And what about moving house or remortgaging? A mortgage that adapts to your future plans provides peace of mind and security.
5. What happens if my personal circumstances change?
Nobody likes to think about less pleasant scenarios such as unemployment, incapacity for work or a divorce. Nevertheless, it is wise to ask what the consequences are for your mortgage if your situation changes. A professional mortgage adviser can advise you on provisions or insurance policies that offer security in uncertain times.

How much does an initial consultation cost?
The first consultation is, of course, free of charge. We’ll discuss your situation, plans and any questions you may have, and see how we can help you. We’ll then explain what the next steps are, and any costs that may be involved. That way, you’ll know exactly where you stand from the outset.
Are you really independent?
Yes. We are not tied to any one bank or insurer, and we do not work on commission. We are familiar with all the providers, their costs and their terms and conditions. We’ll look at which provider best suits your situation.
What do I need to prepare?
Think about what you’d like to discuss and what plans or questions you have. A rough overview of your income, fixed expenses and any mortgage will help us get started, but it isn’t essential for the first meeting.
Would you like specific advice during the first meeting? If so, it would be helpful if you could bring your payslip, a statement of your savings, a list of your loans, etc., or send them to us in advance.
If you’d like, we can set up your account on the client portal in advance so you can upload documents. Please let us know when you book your appointment, and we’ll create an account for you.
Can I come here as an expat too?
Yes. Even if you’re an expat, we can help you with your mortgage and other financial queries. We’ll look at how your income and circumstances factor in and which options are best suited to your situation. We have extensive experience in this area. The consultation can be in Dutch, English or Polish.
Do I need to pop into the office?
You’re welcome to visit our office on the Slinge in Rotterdam. Of course, you can also book an online appointment. Whichever suits you best. You’ll receive the same personalised attention and clear explanations.
We’re open Monday to Friday from 9.00 am to 5.00 pm and on Thursday evenings by appointment.
I’m an entrepreneur – can I come to you for help?
