What sort of mortgage should I take out?
To help you get started, we’ll discuss a number of mortgage types. For new mortgages, only the linear or annuity mortgage is available. But perhaps you still have existing rights under an interest-only mortgage? We’ll explain the differences to you.
Linear mortgage
With a linear mortgage, you make regular repayments – usually monthly – of a fixed amount towards your mortgage. By making regular repayments, your mortgage debt decreases and, as the term progresses, you’ll pay less and less interest.
With this type of mortgage, your housing costs at the end of the term are therefore much lower than in the early years. Your mortgage debt is fully repaid by the end of the term.
Annuity mortgage
With an annuity mortgage, your gross monthly payments – assuming the interest rate remains unchanged – remain roughly the same throughout the entire term. This is because you pay a fixed amount comprising a portion of interest and a portion of capital repayment.
At the start, your housing costs consist largely of interest; by the end of the term, they consist mainly of capital repayment on the mortgage loan. Like the linear mortgage, this type of mortgage offers you the certainty that you will have repaid your mortgage in full by the end of the term.
Interest-only mortgage
An interest-only mortgage is based on the principle that, during the term, you only pay interest on your loan. In principle, with this type of mortgage, you do not have a provision in place to build up the capital repayment amount.
The mortgage is repaid, for example, through the sale of the property or in the event of death, provided that arrangements have been made for this.
